Once a family decides the time is right to sell their primary home, investment property, second home, or so on, they will begin the listing process with their trusted Real Estate Advisor to get their home ready to be competitive within the local market. This means many things beyond addressing a listing agreement and pricing a home. Sellers need to have all of the inspections and disclosures done prior to listing as buyers are coming in with no contingencies to be competitive.
For some listings, there are blatant issues that must be fixed before listing in order to recoup the most value out of your investment. The home shown below on Eagle Feather Court, just entered escrow this past week.
What changed? Simply, the front stairs. In more detail, when entering a discussion about listing the home, we worked with the seller to address potential issues with the future buyer. The front steps not only did not add aesthetically to the elevation of the home, but they were steep and narrow. This particular home had been listed twice before with different brokers; each was unable to sell the home due to the stairs. Buyers would drive up and not want to get out of the car when they saw how steep and narrow the stairs were.
